Good building, unfortunately: mice
Pros
Elevator, garbage chute, balconies, nice new appliances, rooftop access, prompt attention from super for most (not all) maintenance issues.
Cons
2.5 years of a mouse problem! Repeated complaints, visits from the super, finally pest control came but the mice were extremely persistent. The super's excuse was that they were coming in through the building next door, not sure how much sense that makes. Also, there are issues with package delivery and security. I had a valuable package stolen, the super had security footage of the guy, and said he hung out outside the building all day, but he said he couldn't do anything about it. The door code was never changed so people could just come in whenever and steal stuff. Also the door code not changing was an issue when a neighbor of mine had an abusive partner who she couldn't stop from entering the building because he knew the code. Other downsides: shitty windows, electric heat that costs a fortune in the winter, train noise if you don't like that sort of thing (I didn't mind).
Advice to the owners
Stop the mice, and change the door code regularly/install a virtual doorman.
Good Building, Bad Building Staff
Pros
* Located near station * Under 20 mins to Manhattan * Generous size apartments with outdoor space
Cons
• David, the building manager, is very rude and petty when it comes to addressing issues and will blatantly lie about fees and maintenance • Jorge, the super, is very slow to respond and is full of excuses • Common areas are poorly maintained • Packages constantly being stolen
Advice to the owners
I would recommend improving rapport with the tenants. A happy tenant is a tenant who stays and continues to rent and care for the property as if it were their own. Currently, every tenant interaction is perceived as an inconvenience.
