good apt but rent increases of 20% or greater each renewal

Pros:
rooftop access with city view, dishwasher, laundry in building, less 5 walk min walk to L train
Cons:
most tenants only live here 1 year bc rent increases are unheard of. first renewal rent went up $600, second year it went up $900 LOL. all of these increases happened with absolutely zero upgrades to the building. when we first moved in our rent was $2800, second year = $3400. now it will be $4300. absolutely insane.
apt cons:
-if you don’t have some kind of netting on your balcony, pigeons will take over. shit covered balcony our first year and we never used it. pigeons laid eggs and nested in it for a chunk of the year. tried a bamboo fence, spikes so they can’t sit, and reflective bird tape. nothing worked until we made a makeshift net to block them all together.
-leaky shower
-noise level can sometimes be annoying bc of busy street/school right across the street, loud neighbors.
-apt is not well insulated. during colder months, electric bill is higher. usually more around $150-$170, compared to $100
for the price increase it is not worth it for the space you get. you’re just paying for the location.
