Cons:
I heard a neighbor mention stolen mail (I too experience this) and open violations in this building, so I looked it up myself on HPD Online: 80+ violations. This speaks to the craftsmanship (or lack thereof) of the superintendent and whoever he lets into this building. The moment you walk up to the door, you'll see a grade of C issued by the city. Also plenty of instances where the garbage just sat and sat and sat... a haven for cockroaches. Not sure what management is doing, besides collecting sweet rent money (someone needs to give the real reason for having to pay more if I opt to pay online...) and mistreating tenants in underhanded ways. But don't worry. The truth always shows itself.
Advice to owner:
+100 to another review. Sell the building to people who actually care.

Pros:
Proximity to subway, food, market/restaurants, laundry and quality of neighborhood life are wonderful. Feels safe, secure, quiet and have never had any issues. The super for me personally is responsive and has resolved all issues I’ve found in an appropriate manner. Management is fair with rent increases as it’s rent stabilized.
Cons:
No buzzer for first floor apartments to buzz anyone in, have had some roach problems in the summer months, and no matter what we do or unit we live in, there’s some kind of issue with the shower. Either not draining well, or non stop leaking.
Advice to owner:
I’ve enjoyed very much living in this building personally.
