AirBnB Nightmare, DO NOT RENT

Pros:
Great space, great location. Not worth it though.
Cons:
The landlord has conned us and has lied to us every step of the way during our lease. Long story short. If you rent this unit, you will be living under an AirBnB that is constantly having guests. Get used to having massive groups coming in and throwing parties every weekend. You will hear everything, there is no escape. This is also being written during Covid-19 so just imagine when people are less concerned about cleanliness. Also, if they tell you that heat is included - even if you see that it is written in the lease, it is not. Got the first heating bill for over $300 and they only said "sorry". We had to threaten legal action to even get a deal where they pay some of it. It has taken over 4 months to have a working intercom system / buzzer for the front door.

Grift #1: When we first saw the apartment listing it was listed for $2,400. When we saw the apartment the Super said it was actually going down to $2,300. We applied, we were denied unless we could get guarantors. Once they saw that we could pay, they said "You are approved for $2,400". I had to show the texts from the super confirming that they said it was $2,300. Only then they begrudgingly went back to the price we were told before applying.

Grift #2: I am specific about noise. I work from home a lot and a large part of what I do is working with sound. So we were very specific when asking what the upstairs was used for. The super said it was hardly ever used and "only occasionally by the landlord's family". Okay great! We had confirmation from the super that we would be living under a mostly vacant apartment. No. After the first couple weeks of different groups coming in, we spotted the AirBnB listing and confronted the Landlord. He said "We didn't lie, I occasionally host my family"

Grift #3: We were also very specific about asking what utilities were included. We had verbal, text, and contractual confirmation that heat was included in the lease. After the first month, we were told that was a mistake and that "Every other tenant in the past has paid for heat". We threatened legal options and they said "be our guest, you will only lose money". We were able to make a deal where we are splitting the heat, but this was just another lie.
Advice to owner:
Don't lie to your tenants.
