Overpriced and neglected

Pros:
The utilities were included. And that's about everything positive I have to say about the place.
Cons:
John and Donna come across as down to earth fairly compassionate landlords... And then you move into the place. It became very clear that no real work has been done on the unit for decades. Cabinets and drawers were barely held together. Baseboards held on by tape. Some outlets still so old they didn't have the grounding prong. Only one unit in the building has access to the thermostat and breaker box, so if they are out and something happens in another unit you need to wait until they get home because John and Donna aren't coming out to Queens on short notice. Our toilet broke and John's response was to drop off a toilet seat and a new handle. It was neither of these things. Over the course of a summer we had multiple problems with bugs in the apartment. After John coming out and "fixing"it the problem only got worse and we had to threaten giving them a hotel bill because we couldn't sleep at night for them to get a real exterminator.
****Biggest issue***they would come to the apartment with little to no notice and tell us that they needed access to things(that were not emergencies). They would also let themselves in without telling us (I know because after a few things were moved around or slightly different I got a security camera)
Advice to owner:
Read what rights tenants have and start following them. Also general maintenance wouldn't hurt
