Nice location, but could be better run and cleaner

Pros:
Very close to the train. Very close to downtown Forest Hills
Cons:
Building is not kept clean. There's a layer of grime everywhere. Hallway floors look like they haven't been cleaned in 7 years. Elevator was recently renovated, but it's still slow as ever (why not make it a modern elevator?). Super turns off the elevator at 7 every night. If you want to do laundry at night, you have to go outside and around the side of the building to access the laundry room. There's a new gate to access the side door now, so they probably lock the gate as well (it's possible to open it from the outside if you can reach, but it's still annoying).
Advice to owner:
Clean the floors in the hallways. Allow basement access later than 7. If you must close, extend the time at least until 9p. This is New York City, not Iowa. Some of us have to work late.
