Terrible Building Mgmt, but my landlord was the best.

Pros:
The neighbors are easy going and friendly. If you make an effort to get to know them, they'll give you all the tea. The neighborhood feels very safe and all sorts of mix of ethnicity and ages from old to babies. Dog friendly area. Building is right by streets of houses, so you can take walks and see the beautiful front gardens. Building itself is pre-war and seemingly sturdy, tall ceilings and marble stairs. Lots of cross ventilation in the building because of the way it's built, so less of a need for AC. Our landlord is the best. Always ready to help whenever a building situation arises. A gem amongst a city of landlords that don't care at all.
Cons:
The way the buildings curve around the courtyards you can hear everything happening in the street from arguments to children, etc. People love to honk horns at double parked cars and delivery trucks a lot. Annoying, but also, you can watch loud movies and listen to music during daytime hours and people generally don't care. Building itself is not well run/maintained. Lack of communication, like when water will be off for weeks, they inform about any major fixes late, and without advance notice. Fixes are done cheaply and and with a lot of pulling teeth to get the super to check it out or take your call, and then have someone fix it. The guys who work under super do the best they can with what they're allowed though. So many pests. Old building, so lots of hidden holes not filled and lots of bugs, occasionally a mouse infestation that you can hear through the walls, but with everyone complaining they will usually try to exterminate. I think there are always more bugs and returns of creatures because of how the basement and garbage is maintained. There needs to be a more resident involved way of carefully disposing of their garbage, it's way too much work for a wall drop and 1 porter to do/maintain.
Advice to owner:
Maintenance meetings should be required with the co-op board. Feels a little too loose with rules.
