Pros:
The house has some charm to it, because it is old. The front and back porches are nice. And you get to soak in all of the sights, sounds and smells of Stapleton Heights.
We never had any issues with bugs.
The rent was reasonable (but you get what you pay for).
Cons:
The landlord never showed any type of care into fixing up the place, or actually solving issues with tenants.
The "bedroom" facing the street is actually a living room space. There are no closets, and have pocket doors, which don't have locks. In fact, the doors don't even have the metal track on the floor, so you can't close them properly.
There is also a hole in the floorboard. So when crazy lady downstairs throws parties, you can easily hear everything, since the layout of the apartments are basically the same (so that is her living room).
The smaller bedroom didn't even have a door, nor a radiator. It was an icebox in the winter. I asked the landlord for a door, and he told me to buy it and install it myself, and he would reimburse me for the costs. Except he wanted a specific door that cost over $400. So that never happened.
The living room has a giant nail sticking out of the floorboard. My daughter tripped on it, because it is right in the path to the hallway to the kitchen/bathroom.
The house is sandwiched in between two other houses that are the same size. So the rooms with windows on the sides of the house (living room; bedroom adjacent to the living room; tiny bedroom with no door; bathroom) don't receive much natural light. And there is no privacy from the neighbors, since they also have windows that line up with yours. Additionally, one of the neighbors is constantly smoking on his porch, so any open windows in the living room/bedroom will result in smoke coming in.
There is no thermostat, nor central air/AC unit. The heat does come on the radiators in the winter (sometimes a little too much, though). But in the summer, it gets extremely hot and humid. We had our own AC for the bedrooms, but not the living room. It was like walking through the 7th layer of hell.
The bathroom occasionally smells like s***, which might be coming from the crazies downstairs.
Also, the tub had a horrific renovation job, where the glass block wall extends further than the tub. So you will hit your head/knee etc on the protruding part of it.
And the tub doesn't like to drain. We tried using one of those hooks that pull up hair, etc. But it didn't work.
Lastly, the cabinet outer coating is peeling away, because it is cheap.
The kitchen pantry door broke off, probably a long time ago, and the landlord never bothered to fix it.
Psycho woman downstairs thinks that she owes the whole house. She yells at you to not do laundry (even though the washer and dryer are in the basement —which is a shared space— and is included in the rental agreement) or she wants you to give her $25 per load, since they are attached to her electric bill.
It took many times of contacting the landlord for him to finally tell her that the other tenants have a right to use the laundry room. Except we were only allowed to use it on Fridays and Saturdays. And she would still complain about the times when we would do it (if it was too early, us walking down the backstairs would wake her up. If we did it at 10 AM, she would want us to wait, because she lets her dogs out in the backyard).
The backyard is full of dog s***, because mental woman never walks her dogs, or cleans up after them. Watch where you step!
The neighborhood itself is ghetto AF. Kids driving loud ATVs up the wrong way of the one way street. Crackheads galore walking up and down the blocks. Police are called regularly.
Advice to owner:
If you don't know or want to landlord, then maybe don't. Perhaps hire a property manager that will follow NYC landlord laws, and work in a professional manor. Or sell the house to someone who gives a s***?
