Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews highlight the buildings managed by CHAM SCHWARTZ as poorly maintained. Residents report major issues such as gas leaks, lack of heating, unresponsive management, cleanliness concerns, mold growth, and delayed repairs. The buildings suffer from pest problems, poor water pressure, and inadequate upkeep. Tenants advise the management to prioritize maintenance, address repair requests promptly, and improve overall care for the properties. Despite some affordable pricing and decent neighbors, the prevalent theme is dissatisfaction with the negligent and unresponsive landlords. It is recommended to seek housing alternatives due to the substandard living conditions and management practices.

Poorly Managed and dangerous building

Pros

Location, that is it.

Cons

Updating my review. I had a gas leak for 2 years and no working stove because of the leak for several months. They replaced it with an electric stove after months of back and forth. I have since moved out because at my lease renewal under the conditions that they clean bird feces out from the common area that was there for 6 months and replace my broken sink. It took them months to clean the hall and I ended up replacing the sink myself out of pocket. I never received the landlords signature on the lease and followed up week after week for 3 months and they kept assuring me i would have a 12 month lease but then once I told them I fixed the sink they told me they would not honor the lease and were raising the rent an additional $800. I was originally paying $1,800 at my move in date and they raised it to $2,500. When I moved out i patched the walls and did a walk through. The building manager had no complaints about the condition but i never received my deposit or an itemized list of repairs. Now seeing the current tenants complaints on here its clear they did no painting or cleaning and kept my money. To the current tenant. If you see this I would like to connect to discuss the condition of the apartment and if I could get proof that no repairs were made it would help me a ton. I also suggest you break your lease and move asap, things will only get worse. I was friends with other tenants and it was a nightmare all around. You can reach me here: 06_motor_meadow@icloud.com Management will not respond to requests. the emergency phone line does not reach anyone. The day you move in you will not be able to get in because the lockbox is broken. This has happened to all tenants in the last 3 years. The hallways are filthy and stairs are falling apart. The tiles are torn up and exposed floor beneath shows through. Listings and agents lie about central air, there is no central air in this building despite what the listings online say. Landlord did not know I had signed a lease and moved in, I had no heat or hot water the first week because they didn't know I moved in. Poor plumbing, bathrooms and radiators leaking in the building which has caused mold to grow in apartments. Mold growing in the ceiling because of leaks from heavy rains. Gas leaks and water leaks. When they send people to make repairs the building is left in even worse condition.

Advice to the owners

Maintain your building, keep track of work orders and hire skilled laborers.

Would Give Zero Stars If Possible

Pros

Truly not one good thing to say about this building or the landlords.

Cons

A terrible management company. Completely unresponsive and unprofessional. They claimed the unit was cleaned before move-in when it clearly was not. Holes in the walls of the apartment, mold in the fridge, hair in the shower, and food crumbs everywhere. Totally unresponsive to calls, voicemails, and emails.

Advice to the owners

Find new management company who is interested in doing their job.
