Well maintained just on a firetruck route
Pros
The building is well maintained and the super is responsive. It’s very convenient to the subway and bars/restaurants. The price is reasonable for the location.
Cons
It’s on a fire truck route, so it is very loud if your apartment faces the street. No laundry in building

Basic studios with many long-term tenants
Pros
Well maintained overall and many units are rent-controlled or rent-stabilized
Cons
No laundry in the building and only dry cleaners nearby. No roof access despite nice views. Some disgruntled older tenants that expect quiet at all times unless they’re making the noise which is frequent.
