They keep raising rent without making improvements

Pros

It's generally very quiet, the super is helpful for the most part, and the rent is cheap for NYC.

Cons

Even though the rent is cheap for the city, it's still too high considering no improvements are ever made. The property owner keeps raising it as much as they're legally allowed, but the building is essentially in the same condition as it's been for the past five years. The laundry machines are constantly breaking down. One of the driers has been on the fritz for over half a year because of a "missing part."

Make the rent increases worth it.

Rent stabilized and close to the park!

Pros

Rent stabilized, very nice and very responsive live-in super, in-building laundry, great water pressure, spacious apartment, quiet neighbors (for the most part!), monthly pest control and communicative management company. Building is situated on a nice tree-lined street and in what feels like the heart of PLG.

Cons

Old pipes have caused some heating/hot water issues in the past but typically loss of hot water does not last more than 8 hours, no issues in the last year and notice is always given. Management is not always easy to get in touch with and sometimes warrants both a call and email to get a reply.
