Review summary

Summarized from anonymous rental reviews on Openigloo.

Buildings managed by Elysa Halpern show a mix of pros and significant management challenges. Tenants appreciate convenient locations, friendly neighbors, and some attentive supers. However, consistent complaints highlight poor landlord responsiveness, delayed or inadequate repairs, and outdated infrastructure with frequent leaks, heating issues, and pest problems. Garbage management and cleanliness vary widely, with some buildings suffering from neglect and slow problem resolution. Communication from management is often criticized as unprofessional or harassing, particularly during sensitive times. Prospective renters should expect a struggle with maintenance and owner engagement despite decent community qualities and strategic locations.

THIS BUILDING IS THE WORST

Pros

I’ve lived here for almost 13 years, so consider me an expert. Pros: the water pressure is good, and it’s pretty quiet- at least the apartment I live in. I live in a junior one bedroom on the 6th floor. It’s very close to the express 2/3 train and the B/C- they’re equidistant. And its 3 blocks from Central Park. The location of the building is it’s greatest asset. It’s a block from Frederick Douglass Blvd. which has a lot of fun restaurants and bars. Its honestly declined a little in the last few years, but it’s still pretty cool.

Cons

Wow, what’s the word limit on this section? Cons: The management company is the actual WORST. They’re honestly crooks. At the height of the pandemic they started taking legal action on me because I was a couple weeks late on rent- after I had told them I was unemployed and struggling due to the pandemic. I of course paid my rent within the month, so they didn’t have a leg to stand on. And this was also illegal- you weren’t allowed to evict anyone in NYC at the time. They’ve harassed me multiple times over the years and I’ve actually blocked their number at this point. And again, I’ve paid my rent every month for 13 years. The harassment is insane and unwarranted. And I assure you, this is a common experience with my neighbors as well. Everything has gotten worse over the years I’ve lived here. In the winter, we sometimes don’t have hot water/heat, and there’s NEVER any communication from anyone regarding that. There have been four supers in my time here, each one worse than the last. The current super is consistently drunk and doesn’t respond to texts until sometimes a day later. And there’s A LOT that needs to be dealt with in this building. Sometimes it takes weeks/months for things to be fixed. The trash is sometimes left to pile up so badly that people just start leaving it in the hallway because there’s no room in the trash area. The elevator is the slowest in all the 5 boroughs. This is a pettier complaint, but while I’m here, why not. The building is barely ever mopped or cared for. The floors are disgusting. Packages are frequently stolen and currently there appears to be an apartment with shady characters constantly coming and going who clearly do not live here. The super has zero interest in looking into this or doing anything about it. He’s even said that he has no way to know who lives in the apartment. What? Last I checked, that’s something a super knows. The walls are also PAPER thin. You can hear everything. If this wasn’t clear enough after reading all this, let me make it even clearer. DO NOT LIVE HERE.

Advice to the owners

I don’t know what advice this would be. Be better human beings? Don’t be crooks? Don’t be the actual worst? The management company is the worst part of this whole building. They’re essentially slumlords.
