A great intro to NYC

Pros

Management was usually responsive when issues arose (leaks, dryer broken, etc.). I did have to threaten to withhold rent once because maintenance didn't finish a patch-up job for a couple of months after we had a leak but threatening to withhold money got the ball rolling and it was done within a week. Considering how busy the neighborhood is, I've felt pretty safe in this building. Other tenants in the building are usually 20-somethings which is a pro for my roommate and me because we can be loud on weekends but so is everyone else. The management company/owner is really reasonable with rent. The units are expensive but you're getting your money's worth with the location and amenities. After a year we renewed our lease and rent was originally being raised by $200 but we countered and they agreed on $100 which was only a $50 increase per person. The neighborhood is also lovely. The building is so close to the L and some great bars, shops, and grocery stores. The music scene in the East Village is great so I loved being close to it all and not having to cough up more in Ubers.

Cons

There are two units on each floor of this building - one where the bedrooms face the street and one where the bedrooms face the back courtyard/garbage area. DO NOT rent a unit where the bedrooms face the street!! The East Village is lively and I love this apartment's location, but there is no escaping the noise - especially because the bedrooms are SMALL (7x9). There's a group of people who hang outside and play music across the street from 4pm-8pm (sometimes longer) every. single. day. The bigger bedroom with the indent has some kind of hot water pipe next to it that quickly heats up the small room - I never opened my radiator during the winter and my window was open the entire winter - so the noise was even worse! It was either my sanity or an insane electricity bill in January so I could shut my window and run my AC... I would probably renew my lease if the noise in the winter didn't drive me up a wall.

good building, unresponsive landlord

Pros

heat, water pressure, there is roof access (although it badly needs to be repaired - it’s a nice space but clearly poorly built, misshaped foundation), the apartments are all pretty small but never had any issues with residents even though sometimes there are parties

Cons

unresponsive landlord, it wasn’t even clear to us if we had a super. We mentioned multiple worrying problems in our apartment (biggest one being a leak in the ceiling) and they were never fixed. No one even responded to my many emails asking to remedy this situation.

Advice to the owners

This property is fine enough, but these apartments simply cannot be marketed as three bedroom apartments when there is zero noise cancellation in the loft (never mind the lack of a proper door) and the roof NEEDS to be fixed badly. I’ve seen many cockroaches there, and the roof tends to collect water when it rains as the foundation is misshapen and the water has nowhere to drain.
