If you can afford it, do it!

Pros

We loved living here! The building was brand new and everything was clean. We never had a pest problem the entire time we lived here. The apartment came with an AC unit and it worked wonderfully. The super, Miguel, and his family were sweethearts and would go the extra mile to help you with any troubles. Our neighbors were all great people too, we never felt like they were too noisy or partied too late.

Cons

The last year we lived here, our hot water stopped working so we had to take lukewarm showers for 6+ months, which sucked in the winter. As much as we told the landlord, they insisted that we just needed to take shorter showers. It felt great to finally take a hot shower once we moved out. The washer and dryer were also shared between everyone in the building and there were many times when the washer had a bad odor and the lint in the dryer was so full, you could make a pillow out of it. Lastly, utility costs for our small apartment were pretty high, but not out of the range for NYC.

Advice to the owners

Good job on the building! Hopefully future tenants don’t have the same hot water issue.

Nice Renovated and Maintained Building w/ a Price

Pros

Brownstone, in building washer/dryer, central A/C, responsive landlord, cool area, friendly neighbors with a great annual block party.

Cons

Units are a little “tighter” than what’s normal for the area, walls are very thin and noise travels (I can hear a loud sneeze), pricey, not a lot of storage space in units. Sometimes area around Nostrand Ave. can get a little rough. People getting into fights, people with weapons, etc.

Advice to the owners

I’m a happy tenant. Please don’t hike up my rent.
