Building has had 3 Management companies in over 4Yrs. Not good!!!

Pros

It's a Beautiful place. The hallways, elevator, and lobby are always clean. Some, not all the neighbors are warm and friendly.

Cons

This building has had 3 Management companies within the last 4 years and 3 different suppers. The last Management company, SILVERSTONE Management was up to date in responsibility but extremely rude. The Management company now, FirstService is horrible. No organization and does not respond when you need repairs. Not to mention they don't update the rent Ledgers for the TENANT'S record of rent paid and received. Some not all of the tenants do not RESPECT the LEASE when it comes to RESPECTING other PRIVACY. There are constant invasions of tenants VIOLATING any TENANT'S privacy to harassment.

Advice to the owners

Cooperate with the tenants. Fix what broken not what is not broken. FirstServices come and changes that did not need to be changed. The key pods did not need to be changed. Updated the rent Ledgers. Stop over charging late fees. STOP lying and upsetting the people who live in this building.

Pretty good, probably different property management now

Pros

This is a very nice building with great apartments that I could only afford because of a pandemic deal. Awesome neighborhood and location close to subway, park, bars, and restaurants. The super (Ederick) is extremely responsive and very professional and good at his job.

Cons

The management company while I lived there (Silverstone) was ruthless in how they raised our rent over $1000 in 2022, forcing us to move. They had no remorse and made our move more complicated by forcing us to use a moving company and sign a COI. There was also a leak in the ceiling that required a hole to be cut out to repair. They then placed plastic over the hole and left it like that for 6 months until we complained that roaches started to accumulate on the other side of the plastic as the weather got warmer! Definitely out of the ordinary for this building (I think) and we just got tired of asking when it would get repaired. Also, although the location is great, it's not the safest. Sure, it seems gentrified and busy, but at night be careful walking home by yourself. I was physically assaulted twice and made to feel unsafe on a regular basis. Unfortunately I think this is because there is a homeless shelter nearby on 110th and some unsavory people like to hang out in front of the apartment entrance because of the 24 deli below us (awesome deli though!).

Advice to the owners

Have more common decency and respect for your tenants. Don't raise rents just because you can. A good tenant that doesn't rack up repair and maintenance costs could save you more in the long run.
