Rage filled slumlord.

The neighbors and area are nice.
Cons
Any problem with the building is your fault not his. Near-Zero maintenance. Apartment on first floor is illegal. Threatens eviction and raises rent in response to complaints.
Advice to the owners
Bring the building up to code, and abide by the legal minimum standards set forth in the multiple dwelling law.
