Super old building with lots of maintenance issues
Pros
The location is amazing, close to the 1, ACE, madison square park, whole foods, and trader joes.
Cons
- lots of stressful pest and maintenance issues - radiator overheats and gets super hot in the winter - the super does a hasty/messy job when fixing up the apartment (leaving dried caulk stuck all over the floor/floorboards, leaving cracks after patching up holes in the ceiling)
Advice to the owners
Try to fix up the common spaces (especially the stairs) and renovate the apartments.

Pros
It's in a good location and the rent is slightly cheaper than other buildings around.
Cons
They put no resources into maintaining the building, there are tons of cockroaches, packages are stolen frequently, homeless people living in the hallway, and the neighbors are always screaming in the hallway. For a year we had no gas and no ovens. The hot water goes out frequently. The elevator is usually broken, and the mailbox is broken. The floors and walls haven't been cleaned or improved since the 1800s.
Advice to the owners
Invest in your property and it would be a nice building.
