Great building, just not through June Homes

Pros

The building is great, units are recently renovated. No signs of pests or anything bad to report. However, I would strongly recommend renting directly from the landlord, instead of June Homes which manages the building and lists the apartments.

Cons

I would strongly recommend renting directly from the landlord, instead of June Homes which has listed the apartment. I know the NYC rental market is tough, but trust me and don’t use June Homes. Here are some highlights from my experience: – When I moved in the apartment was disgusting. I called June homes, which only connects you to an agent not in the United States, with no knowledge of the NYC staff or buildings. The agent could see someone was supposed to clean, but couldn’t access their contact information or help arrange for a new cleaning. All they could do is open a ticket. I ended up cleaning the place myself after a long day of moving. -Every time I use the A/C my apartment gets super dusty and the air filter is in obvious need of replacing. I put a ticket in 20 days ago requesting if it could be changed, and June said they would send a housekeeper, and they closed the ticket. After their visit it wasn't changed, so I asked again and was told “the housekeeper was not able to clean the AC as it was too high. Can you confirm if you have a ladder of your own?” 20 days later my air filter still hasn’t been changed. On top of that, the housekeeper came while I was at work and when I came home, I saw that she had left my apartment door unlocked and wide open. -I still do not have a key to my mailbox. I opened a ticket 25 days ago asking for a key, and it still hasn’t been resolved. I have bills, packages, pay statements, all in a mailbox downstairs that I can’t open. -June Homes only has digital keypad locks on their apartments, they don’t give you a key, and the deadbolts are disabled. I moved in on 9/3 using the keypad code from the previous tenant, and June did not change my door code until 9/27. In other words, the previous tenant could have had access to my apartment for over 3 weeks. I had no deadbolt to use, and I had no control over it. Above all else, this is completely unacceptable and dangerous. -The fire alarms on 3 of the building’s floors were low on batteries, and each alarm was beeping every 30 seconds. I opened a ticket, and June homes told me verbatim “Please replace the batteries in the smoke detectors and we will reimburse the amount after the receipt has been sent.” The detectors were on the ceilings, 12ft off the ground. Run, don’t walk, away from June Homes. I can’t wait for my agreement to end.

Abandon June Homes

Terrible management company

Pros

Neighbors are lovely and rear apartments are a great size with beautiful windows.

Cons

Difficult to communicate with the management company. Building had gas shut off for over a year with no signs of owner attempting to fix things. They also only offered an abatement when asked and tenants had to organize to get equal abatements. There were also always issues with overflowing trash bins and rodents in the building. Hallways and stairs never looked clean either.

Advice to the owners

Take care of the building and communicate with your tenants!
