you'll be tempted, but not worth insane utility bills and management

Pros

newly finished on the inside. layout is ideal for 3 individual roommates or extra home office, kids room, etc since no rooms share a wall, and all have closets. kitchen is really nice for nyc, but not much storage is reachable without a step stool. washer/dryer in building. camera on doorbell is a nice feature.

Cons

building management is wildly sleazy, and they conned us out of half of our security deposit by telling us we would get half off the last month's rent upon renewing, i called their office and spoke to a person who "pulled up our lease" and confirmed this times, and then they took half our security deposit claiming there was nothing in our lease about half off the last month and refused to budge. they also refused to give us a copy of our lease renewal (that's illegal) so that we didn't have this in writing, lied about saying they mailed it - as they do with any document you request, and refused to give us copies of any paperwork with their signatures. they have no email address, so you have nothing on paper to take them to small claims court with, which you'll end up wanting to do if at some point if you live here. your rent will go up every time you renew a significant amount with no desire to maintain current tenants. even if you're extremely frugal with the central heating and a/c your electric bill is going to be close to $300 on a good month, up to at least double that when there's a spike in rates due to a cold snap. i don't know if there's something wrong with the meter, or if there's just not good insulation, but you're not going to be a comfortable temp, and you're going to pay a lot. building is pretty poorly managed, takes lots of time and phone calls to get anything fixed.

Great apartment until the utility bills kick in…

Pros

Cons

Due to how the building was built, the electricity bills per unit are insanely high ($400+ a month). We talked to neighbors and they had the same experience. Expect to pay thousands to Con Edison. we filed complaints with NYC and had someone come inspect and read the meters. They confirmed the meters work properly but it’s a building structure issue so the landlord is in charge of fixing this. This was brought to the landlords attention and they did not seem to care at all and told us to apply for financial assistance with the state…. My roommates and I stayed for 2 years purely because we loved the location and apartment otherwise, but we EACH had to pay about $1100 total to Con Edison in the time. Several neighbors broke their leases and moved out because they could not afford the utility bills. I suggest requesting utility record history for the unit BEFORE signing anything so you know what you’re getting into.

Fix the electrical structure so tenants aren’t paying thousands to Con Edison
