Would Be Ashamed to Own a Property Like This One

Pros

The apartment building is located on, and near, many bus and train lines, and there are amazing local cafes and restaurants in the area, as well as a pedestrian path all along Eastern Parkway. There are many nice parks in the area.

Cons

This apartment building is constantly infested with roaches and sometimes rodents, and leaks are a common occurrence. The super is nice and polite, but he has to constantly be reminded to fix things, and it takes him and the guys he pays forever to get to most tasks. He does nothing about rude tenants making noise and partying in the hallways, elevator, and staircases, and standing and being loud in front of 1st floor windows - day and night. The entrance door has large, gaping holes that let roaches and rodents in easily, and the vents have clearly not been cleaned in years (possibly a decade). Some of the neighbors are pleasant and mindful, but most of them are not. Most neighbors do not care how loud they are being or if they wake others up early in the morning or late at night. The management do absolutely nothing and they never answer phones or return calls after you send many messages. The guy who sweeps the hallways and staircases does a horrible job and only picks things up on the spot, and does not actually sanitize anything. There are constantly cigarette butts in the hallways and staircases, and some people smoke in the hallways or light up in the lobby and then exit the building - leaving smoke behind. Packages are often stolen if delivery people just leave them and you are not there to take the packages. Vandalism is also, sometimes, a problem. The building sometimes gas a rotten odor.

Advice to the owners

Hire competent, diligent people who can - and enjoy - cleaning and maintaining the property, and also are not afraid to confront problematic tenants and their guests when they are being disrespectfully loud and obnoxious at especially inconvenient hours. There should be no large, gaping holes in entrance and exit doors, and the vents and overall property should be properly and thoroughly sanitized and cleaned at least weekly, while spot cleaning should be daily. Buildings, especially old ones, require much attention and maintenance, and when you people are slum lords and let your properties run down simply because poor, marginalized people live there - some in rent-stabilized programs, you only add to the systemic problem and make people less likely to take pride in the property and take care of it. Also, if all of us are good enough to pay to live here, even it is a little bit, until you implement gentrification, we are good enough for you to respect and accommodate.
