Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenant reviews of buildings managed by JOHN PETRAS reveal a mixed experience with management responsiveness and building upkeep. While many praise the on-site supers, especially Pedro, for being helpful and attentive, several report slow or poor owner responsiveness to maintenance and safety issues such as pest control, elevator reliability, and package theft. Cleanliness and garbage management vary, with some buildings well-maintained and others struggling with pests and infrastructure problems. Safety concerns, including unauthorized roof access and neighborhood disturbances, were noted, though some improvements have been made over time. Overall, expect attentive supers but limited proactive engagement from the ownership, urging caution particularly regarding security and timely problem resolution.

Decent rent stabilized building

Pros

Rent stabilized (in 2017) Trash chute every floor Laundry in building Modern equipment Quiet if your unit faces away from the subway tracks

Cons

Tiny kitchen with barely any counter space Heater was weaker in my room than in my roommate’s which had the water boiler next to the room Bathroom floors are made of weird vinyl material Dirty streets

Great Village location

Pros

Fantastic location. Small but well laid out apartments. Washer/dryer in some apartments plus laundry in basement. Excellent super (Pedro).

Cons

Occasional package theft from lobby, but nothing else major after change in previously inept and minimally responsive building management as well as noisy courtyard tenants having apparently moved out in past year.
