No reliable hot water
Pros
Good location near Central Park. Great commute options: B, C and 1 subway nearby, M86 bus for going across the park. The super is nice.
Cons
Awful management. Unresponsive, they take ages to fix anything. Hot water fails constantly.
Advice to the owners
Stop being so cheap.

Quiet, good location, some units renovated
Cons
Owner sometimes unresponsive. Lobby in poor condition. Common areas not well maintained.

With a little effort, the place could be a lot nicer.
