Good location - close to the subway, laundry in building.
Cons
Poor response times from building management, pest ridden - cockroach infestation, dirty common areas, close to a squatters den.

Listen to your tenants.

Convenient location; 24hr deli on the corner; neighbors are cool
Cons
building is aways dirty; the lock for the main door is always broken; rats; roaches; management never fixes anything
