Poor management and maintenance
Pros
Nice neighborhood, pretty apartment with good amount of light. Neighbors are quiet.
Cons
Super is unresponsive and does not seem to know what he’s doing. Often the problem is worse after he tries to fix it and requires repeatedly reaching out for landlord to fix it. Heating pipe makes incredibly loud noises during the winter, beginning around 5am. Temperature in the apartment was 62-66 degrees most days during the winter, bundle up! Mice problem, landlord had exterminator come monthly but it was unresolved.
Advice to the owners
Take basic care of your building.
Adversarial, dishonest landlord. Terribly run - no real super.
Pros
The location is beautiful. The tenants are friendly. Windows are huge and there is a picturesque view. Architecturally lovely! There is laundry in the basement (though if it works is another story).
Cons
We kept track of all of our interactions in a spreadsheet because the landlord would fight about basic repairs, not respond for weeks to emails, etc. The landlord argued with us about any and all basic repairs or maintenance. Our apartment was rent stabilized but they didn’t disclose it, overcharged us for years while submitting increases to NYC government. His general attitude seems to be: that tenants should feel lucky to live there and that he’s doing us a favor. Any and all problems must be the fault of tenants. The cheapest route is the best. It’s not worth hiring trained professionals. Emails and calls don’t need responses. The law doesn’t matter. Historical details aren’t with preserving - cheap is best. Revolving door tenants are fine - wants to get the max amount of money in the short term. Heat was regularly 65 on cold days. The building used to be great when they had a management company. They decided to do it themselves to save money. Also, illegal construction without permits very often. This man is a psychologist, but treats his tenants like they are scum/beneath him and has an obvious anger problem.
Advice to the owners
Hire a management company. You aren’t qualified to be a super or field emails and calls from tenants. Speak respectfully to your tenants. Think long term about repairs and appliance purchases and maintenance.
