Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant feedback for buildings managed by Adam Stern reveals a mixed management experience. While some residents appreciate courteous staff, good cleanliness, and responsiveness, there are notable issues such as persistent water quality problems, pest infestations, and outdated HVAC systems that go unaddressed in certain buildings. Noise levels vary, with some tenants citing it as disruptive. Amenities like rooftop spaces and building light are valued, but service delays, additional fees, and lack of outdoor areas have been pointed out. Overall, management is responsive in some properties, but there are clear calls for infrastructure updates and improved pest and noise control to enhance tenant satisfaction.

Not up to par for a doorman building

Pros

The doormen were courteous people.

Cons

My tap water was brown for the entire term of my lease. When running the water, it would come out brown from the kitchen sink about 25% of the time, making it unfit to drink. I submitted complaints to 311. They responded to the complaints that they flushed the main fire hydrants nearby, but the problem persisted. I assume it has more to do with old and rusty water pipes. The building has a clothes moths problem. They live in the air ducts and were resident to my unit. This problem was not fixed, addressed, or taken seriously by the landlord or management. I also complained about my extremely old AC/heater unit, which made very loud and disruptive sounds, keeping me awake at night. This was not addressed by management. Overall, it's also a loud area to live in, especially if you face 3rd avenue. I found that I was sleeping with ear plugs in most of the time considering the traffic noise and heater problems.

Pros

Staff in the building are lovely, nice rooftop and good light in the apartment

Cons

Additional cost for the gym and lifts can be busy and therefore slow to get one
