Cheaper UWS apartment with ongoing pest issues
Pros
Close to Columbus Square (Target, Whole Foods, HomeGoods, etc). Overall respectful neighbors. Good pricing for the area. Close to subway
Cons
NYCHA across the street has caused major rat issues on the side of the block and people loitering (smoking, drinking blasting music often). Be prepared to have many rats around the front steps and garbage. Laundry room has rats and random leaks. On and off roach issues throughout the building even with monthly spraying.

No issues with heat or cooling, generally well-insulated windows, solid walls
Cons
Cockroaches, especially during the summer in apartments and common halls. Not much light,
