Review summary

Summarized from anonymous rental reviews on Openigloo.

Tenants of buildings owned by 37-57 85 ST, LLC note a mix of positive and challenging experiences. Properties offer rent-stabilized units, decent pricing, and strong neighbor communities. Cleanliness and garbage management are generally satisfactory, with well-maintained doormen appreciated by residents. However, heat systems can be inefficient and costly, and some maintenance issues, such as elevator downtime or repairs, have been prolonged. Owner responsiveness varies, with some tenants citing slow or temporary fixes and occasional communication problems. While many recommend the buildings for location and price, a few express concerns about unresolved building violations and landlord ethics, signaling a need for more consistent management and tenant respect.

Nice place overall but responsiveness could be better

Pros

Stabilized units and decent prices for the area, Overall they take care of things but sometimes it takes forever and they never solve the root cause but only make temporary cheap solutions and fixes. There’s a laundry room and it’s nice to have an outdoor space in NYC.

Cons

This building has everything on paper but needs some TLC. The insulation is pretty bad and heat is electricity based so could get very expensive over the winter months. Neighbors created a nice community which helps putting pressure on management when needed. The elevator was down for 80 days (!) but we got rent concessions in return which was nice.

Advice to the owners

Just a lil more TLC and this would be a perfect building to live in.

Average building

Pros

For the price point, you get what you pay for. It’s nothing fancy but they will make changes if you need

Cons

It’s pretty average for the price point
