The good, bad and ugly

Pros

Architecture and size of apartments Some views of Manhattan, The Palisades,or East Bronx Close proximity to local shopping, Good City and Express bus transportation subways, and Metro North access Convenient to Manhattan, Westchester, NJ & CT Good heat

Cons

One elevator per building (4), extremely slowww Laundry rooms dirty too often Doormen are too unattentive due to excessive cell phone useage while on duty. Lobby doors left open without being attended Dirty carpets in halfways Garbage rooms overfilled Many units have interior issues not addressed Monthly maintenance higher than most area buildings Renter's have their own issues Doorman can be retaliatory if holiday tips are not up to expectation

Advice to the owners

This building was one of the first luxury buildings in this area of Riverdale. Things have become extremely lax relative to the maintenance and door crew. My wish is that the complex returns to it's original beauty and uniqueness.
