Terribly Managed Property - Beware of This Slumlord
Pros
1) Access to public transport and shops 2) Many neighbors are kind and will look out for you 3) Some property managers respond past normal business hours 4) Pest control comes once a month
Cons
1) Lack of heat in the winter 2) Violations are constantly reported and unaddressed yet the city allows them to raise the rent for MCI increases every year. By the way, the "repairs" they raise our rent for are usually not done yet the city believes the PROPERTY MANAGER over the TENANTS WHO LIVE HERE. 3) The elevator goes out of service semi-frequently (top violation). 4) Constant littering and smoking inside hallways. Tenants are lazy and leave trash in the hallways which the super refuses to address. 5) Super likes to harass and ignore the complaints of Black tenants until you get the city or his bosses involved. Then he wants to cry about being held accountable and beg you to stop. 6) Super constantly lies about the repairs he has done. He's lazy. 7) If you don't speak Spanish... good luck. Thank goodness I do, otherwise nothing would get done. 8) Building hallways don't get cleaned frequently or well. They use a dirty mop so the hallways smell like musty peaches afterward. 9) Lack of enforcement of building policies (except if you're a Black tenant. then you get videos of any small thing you've done wrong sent to you). 10) Doesn't bother me as much, but if you don't like noise/parties there's often loud music from neighbors. Neighbors also let their kids yell and run up and down the stairs all hours of the night. 11) Walls/ floor very thin- you can hear everything 12) Patchwork repairs/ tendency to avoid properly repairing issues. Calling the management company does nothing. Getting repairs is like working a part-time job 13) The front door is constantly broken/unlocked. The super also leaves it open with a brick so anyone can come inside. 14) These "newly" renovated apartments were not completely renovated. Especially the electrical outlets.
Advice to the owners
1) Take tenant complaints seriously and fix reported property issues before they get out of control 2) Take accountability and responsibility for your duty to enforce rules 3) Visit the property to truly understand what's going on 4) Fire the super. He's lazy and a habitual liar.
