Good Area bad landlord
Pros
Plenty of places to grab some good nearby and close to the train station.
Cons
Terrible landlord. If you don't file a formal complaint with the city they take forever to fix issues with the unit. Not rent stabilized so the landlord will try to drastically increase the rent if he thinks he can get away with it.

a so-so building
Pros
great neighbors, nice street
Cons
the building had mice, and management was slow to act. there was a dead mouse in the basement for weeks. the laundry room / basement was in very poor condition. HVAC units weren't working properly for months after we first moved in, and management was very slow to resolve the issue.
Advice to the owners
need to be more responsive to tenants, keep common spaces clean/tidy
