Great apartment and neighborhood
Pros
10 ft ceilings, pre-war building, heat blasts during the winter (keep your windows open), quietest place I've ever slept in NYC, friendly neighborhood, proximity to many subway stops

Great water pressure, beautiful and clean apartment
Cons
In-unit AC is ineffective and uses a lot of electricity in the summer.
