Great location, don’t expect professional management
Pros
Location. Only three units in the building.
Cons
Building is old and poorly maintained. Dirty common areas. Sex shop below attracts a rough crowd around the building. Tenants have had problems with mice and roaches. There was a period where tenants did not have gas service (no hot water and heat) during the winter of 2019-2020. Maintenance issues take a long time to be resolved. Landlord does most of the maintenance himself or hires budget contractors. The building was primarily a place for the landlord’s kids to live when they were younger but now that they are grown, the property seems to be forgotten.
Advice to the owners
Make the the necessary upgrades to provide a quality living experience to your tenants.
