Not Worth It
Pros
Location next to the L train
Cons
The landlord will not respond, the property maintenance is rude and curt, the building constantly has issues that are never fully solved: power leaking, drafts, water damage, front door not locking properly, mail packages stolen.
Advice to the owners
Actually do your job. You chose to be a landlord, so lord the damn land.

Great first NYC apartment experience
Pros
Clean halls, good management, responsive owner. Easy application process.
Cons
None that I can think of.
