Can be Noisy

Pros

Rent Stabilized, so rent hasn’t gone to up to crazy market rates. Recently renovated common areas with new floors, carpeting, walls, gym equipment. Staff is friendly.

Cons

A little old school with how they communicate. No modern email or app system. Any upcoming work is only shared via signs in elevator. They print rent bills and slide under door end of month. (My rent is already paid by then, so they print out a 0 balance) if you live on Crescent side, you’re above the entrance to the Queensboro Bridge, and with traffic, everyone feels the need to lay on the horn for extended periods of time, and multiple cars do it at once, cause that will solve the traffic issue. That gets really loud and obnoxious.

An average building

Pros

Overall good layouts 24-hour attended lobby and package receiving is nice and the front desk staff are all amazing

Cons

-Work orders require filling out paperwork, really wish we could do those online, and I wish notices of service work (shutting off water to the building, construction, etc) was emailed in addition to posted signs. -The Gym equipment is very old and needs to be replaced, lots of mismatched weights and random stuff I've been to motel gyms that are better. -Appliances are all original models from when the building was built even if they were replaced, are not very energy efficient. -PTAC units for your heat and AC are bad too. Heat is piped in from a central boiler but there is no pump in place in the unit so it can control if the hot water flows over the blower, so during heating season the only way to control the temperature in your apartment is by manually turning on and off the unit, meaning you can't even use it as a fan beyond that the units are also really old and inefficient models that use a lot of electricity so expect $200+/month electric bills if you'd like the luxury of keeping your apartment under 77 degrees when you're home in the summer months.

Advice to the owners

If you want to continue to command the premium you are changing for the building you need to modernize some things.
