Wish I had known

Pros

Beautiful light, nice amenities. Washer dryer in units (that will need to be cleaned when you move in as the super does not clean or sanitize them between tenants). Nice new gym, shared terrace (also shared by lantern flies).

Cons

The property managers and super are some of the least responsive and most neglectful in the business. Here we are paying above market rate for rent while we receive no communication or service when needed. When I moved in, most of the appliances were broken or needed repairs. Some appliances are european brands that lack user manuals so you’ll have to search google to figure out how to work your oven. Most problems are fixed with a shrug. I had packages stolen and the building refuses to check cameras without an active police investigation. Why bother putting cameras then? For two summers I paid $300-500 electric bills due to system neglect. (Also be mindful that the apartments will greenhouse due to the large windows and then provide no insulation in the winter, so your bills on average will be higher than most). The first year I thought maybe the high bills were just due to free housing, but the second summer I became concerned so I had the super call in a technician. When the technician came, I was told that the AC was over working because the filter was totally clogged. Twice a year the super comes to clean the filter and switch the system from heat to AC and visa versa - but my filter was never cleaned and the building will not take any responsibility for these exorbitantly high bills. Not to mention the AC unit is still not working, but they won’t respond to the problem because AC is not under the rights to habitability in NYC, so they can legally ignore it. There has been a lantern fly infestation for the last three years which the building has totally neglected as well. There are literal thousands of them, rendering the shared terrace and private balconies on the lower levels unusable. The building sprays vinegar and raid and pretends that they did something. It got so bad that the infestation was featured by the New York Times and the Instagram account What Is New York. The building still did nothing. We also get bad housefly infestations on the lower floors because of its proximity to the trash room. I started contacting the RPA, who appears to be right out of college (this is a huge, established luxury building) who stopped responding to my concerns and forwarded me to his “assistant” who I have yet to receive a response from. A google search leads me to believe that this person doesn’t actually exist - perhaps a fake employee email that they direct unwanted emails to. The residents here, while generally friendly, are mostly upper class and entitled. The building has been through three outdoor cornhole game sets in the three years I’ve lived here because residents often don’t clean up after themselves on the terrace and the game sets break after being left out in the rain. People often leave trash out after parties also. The building looks great from the outside, it’s definitely a nice place to live aesthetically. But I would not have moved in (especially at the rental price) if I had known that management would be as slimy and inattentive as they are.

Advice to the owners

We pay a lot of money to live here - the least you can do is provide a habitable space and adequare communication

Don’t do it .

Pros

No brokers fee. Cheap application fee of $17.

Cons

The big water bugs that you’ll find in the hallways , laundry room and sometimes your apartment. As clean as you may be, constant roaches from others apartments of all sizes .It’s super loud in here as though everyone is in the same unit , there’s no insulation between the walls and floors . You can literally hear your neighbor FART and snore. People around you above/under you do not care about others . The noise level is insane, you will be woken up out your sleep numerous amounts of times throughout the night or day . You do not always get your mail but you are guaranteed to get other peoples mail. Packages also have been stolen even with the lobby having cameras . The workers will go into your mailbox and also your apartment without notifying you at all , prior and after. There’s no one to complain about the lack of management effort to be proactive and rectify concerns , they just collect a check it seems , as told to me by the building workers as well . There’s no heat in the winter and when there is it’s for a very short amount of time. On the outside the apartments look nice but on the inside it looks like the apartment was thrown together for the next fool to take up occupancy. They will keep your security deposit too , make up random things in order to keep it as well. The super would walk around drunk in the hallway . If you hang curtains , you’ll be charge for the holes you make in the wall, as per said super . Its a non smoking building but it’s always cigarette and weed smells in your house from either above , next door or below you. It’s just horrible .

Advice to the owners

The management doesn’t respond . The people that do work in the building daily are also no responsive and as humble and nice as you might be , will still blow you off and/or lie to your face . The higher ups do not answer emails but they will respond so that they can tell you they’ve passed on your complaints .
