Bad, unresponsive landlord
Pros
Small building. Larger apartments. No issues with heat or hot water.
Cons
Landlord completely unresponsive. Most appliances fail and are not repaired. Basement floods many times with rain water and SEWAGE backup.
Advice to the owners
Advise to landlord- manage the building. Even just a little.

Two trains less than 10 minutes away, either way.

The landlord is seemingly non-existent.

Reach out to your tenants, you'll avoid a lot of trouble.
