Nice place but expensive for the area
Pros
Private backyard, split AC in each room, decent size
Cons
Huge rent increase does not align with pricing in the area, slow response time for repairs from the super, can hear every step the upstairs neighbors take, private backyard is a lot of upkeep and gets dirty quickly from tree droppings

Solid but not amazing
Pros
Lots of space indoor & outdoor, in-unit laundry, plenty of bathrooms & closets
Cons
The subway & Broadway are loud, although you get used to the sound
