I grew up here, its a great building.
Pros
Nice family friendly building with laundry in the basement and a classic UWS lobby with elevator
Cons
no doorman. landlord wants to turn rent stabalized apts over

Everything breaks down
Pros
Location, Building staff wonderful.
Cons
Broken elevator 50% of the time Holes, water leaks, cockroaches, insects, broken windows. Staff don’t have power to fix the bigger issues. Inflated rent given all the problems
Advice to the owners
Lower rent and fix problems.
