The building is going down hill fast

It is in a really good location.
Cons
There is never any heat, people are constantly stealing packages from the lobby. The super is extremely rude and unpleasant, it is not uncommon to hear him cursing tenants out and yelling at delivery people. If something is broken don't expect it to get fixed son as the super is always off site, or not answering his phone.
Advice to the owners
Find a super who is able to keep up with the building.

Good proximity to transit. Laundry in building. Responsive to issues, for the most part.
Cons
The super is one of the meanest people I have ever met. When told that I wouldn't be in the apartment for a appliance delivery because I was at my mother-in-law's funeral he said it was "not his problem" and that there was nothing he could do to help (I was simply asking him to let the movers into the apartment). The FIRST week of living here he berated me to badly about a mold issue in my bathroom that I had to ask him to leave my apartment THREE TIMES before he complied. During the winter, the apartment was often well below legal temperatures; the bathroom was once 55 degrees in the middle of the day (legal temp is 68 during the day). There have been constant cockroach problems all year and it has only bee addressed by management once.
Advice to the owners
Fire the super. Regulate your heating.
