The apartment is functional

Pros

This building is within walking distance to both the Q and 6 trains (about a 10 minute walk).

Cons

Noise: This building is situated right next to a construction site that has long hours of operation. Within the apartment there are thin walls that afford little privacy. Maintenance: the superintendent is ornery and does not speak English well. Scheduling with him is very difficult and he is not very personable. Pests: the pest control person will come and spray for roaches and pests the first Tuesday of every month. This portion of 78th street has a rat problem, and the backyard has rat nests according to the exterminator. It's an old building that needs some TLC.

Space is nice but not clean

Pros

The space is larger than most and that is nice.

Cons

Lots of rats outside, the construction is so loud, the landlord does not communicate well or is kind about negotiating.

Advice to the owners

Invest in renovations; they sold the lot next door for a pretty penny.
