Pros
Packages never got stolen. Lots of young people around. In my floor it was pretty quiet at night and during working hours. Roof is accessible (tho technically not allowed). But management is completely non-present, so you can basically do whatever you want. Neighborhood is great and convenient, Gramercy is super underrated.
Cons
People will leave trash in the stairway. The trash room is outside. There’s a frat in the courtyard behind the building who will often throw loud parties. Walls and doors are VERY thin, so you can and will hear your neighbors. The heat is terrible, apartment was regularly in low 60s during winter, even after repair. Super is very hard to get in contact with/to schedule repairs. My heat was not working and it took weeks of nagging and an eventual 311 report to escalate it to management and eventually a repair. Had some occasional small bugs but nothing bigger. They had an exterminator come through every once in awhile Water pressure is bad on the top floors
