LES/Chinatown 3b/2bath apt (great, but not so great)
Pros
You get a good amount of space for a kitchen and living room, the kitchen is also well renovated and one of the bedrooms is huge. Fixtures are mostly new so things aren't painted over 100 times. Decently priced for the amount of space/location (at least at the time of writing this). It is quiet in the apartment (minus one bedroom that has an old window and faces the street). Very close to the F train.
Cons
When we first moved in they gave us an apartment full of cockroaches, mice and grease. We did all the pest control ourselves as they don't do anything about it, and the apartment was so dirty we had to hire a professional cleaning service. We have found a way manage the roaches, but they still come in the hallways (which we have to clean and pest control ourselves). The hallways are extremely dirty; it has never once been washed, swept or anything that involves cleaning in years (hence the bugs). There are also constantly weird smells and cigarette smoke and yelling from the second floor where the super and his friends play games all day. If you need anything fixed, be sure that you will do it yourself with your own money. Also every time you want to renew the lease they will request a full month's broker fee (had to get a lawyer to get out of the brokers fee for our lease renewal). Also there is almost no way to communicate with the landlord as he doesn't give out contact information and the super doesn't speak English (not a problem for those who speak Mandarin). The only way to communicate is through the broker, who is not a pleasant person. You also have to pay for heat (but this is told to you upfront). No pets allowed. No laundry in building. They will up your rent every year as much as possible.
Advice to the owners
Invest in your property and tenants, clean the hallways and apartments please! And get a new broker!
