Pretty solid building
Pros
I have lived in this building for several years and the management has always been courteous and responsive. They do increase the rent a lot year over year, especially given there are very few amenities, but for the neighborhood the size of the units is not bad and I've rarely had any issues.
Cons
The walls are quite then so you do hear the other apartments. The cleanliness in the common areas is not always great.
Totally neglected...no upkeep
Pros
It was cheap when I moved in.
Cons
SAFETY: Property manager didn't disclose that the "camera" in the lobby is a fake until we (the residents) kept getting packages stolen and the police suggested we ask him for copies of the recording. He refused to consider installing a real camera or video intercom. He won't answer me when I asked him when the last time the front door locks were re-keyed. The light outside the building has been burnt out for months. One of my neighbors couldn’t leave the building a few weeks ago because there was a person banging their head against the front door and started screaming at her. She called the police. The property owner again would not consider increasing security. There were a few times when something broke and the management company did address it in a reasonable amount of time. However in each case, I told them to let me know when they are coming so I could leave work to be present but instead they entered my apartment when I wasn't there (these were clearly non-emergencies). The maintenance person tried to convince me that the keyed lock did not need to have a cylinder guard and that not all apartments even had one. I told him that I had already consulted with a locksmith who told me that is was significantly less secure not to have one and that I had already taken the elevator to every floor but my door was the only one without the guard. The property manager would not install a privacy latch (as required by law). I personally paid a locksmith $150 because I was afraid maintenance would enter my apartment while I was there. UPKEEP: The sidewalk outside of the building is full of garbage and cigarette butts. The lobby, basement, hallways, and elevators are filthy. Everything needs painted. The elevator goes on the fritz about once a week. It thinks it is on lobby level but really it is on the basement level. Or the doors don’t open. The call for help button doesn’t work. It hasn’t been inspected in forever.
Advice to the owners
You have a responsibility to your tenants to address their concerns.
