Big space, older building
Pros
- rail road style rooming, felt large due to the separation of rooms - superintendent comes at a reasonable time when there’s an issue - quiet neighborhood
Cons
- rent increases by $400-$500 dollars - heard that there were mice issues, applied for pest control but no one followed up - packages have recently gone missing in the lobby
Advice to the owners
Follow up on tenants for the pest control, install security cameras in the front foyer to prevent theft
I don't recommend
Pros
Excellent location near groceries, laundromats, subways, pharmacies, restaurants, and Central & Riverside Park. Large units, some units are recently renovated, building management cleans once per week, neighbors are nice (at least when I was living there), good hot water and water pressure
Cons
The management is terrible. The super lives in NJ, and there's an office a few blocks away, but no one is ever there and they have never answered the phone. You can contact them via email and they may respond in a few days, or not at all. They never really resolved any of my problems. The heat is electric, so it's very expensive. It's not enough to heat the whole apartment, and the building has very little insulation, so the heat has to work even harder. During the winter, expect to pay $150-300 per month for electric and still be cold. Some apartments' kitchens have zero ventilation, which can be hazardous. I'm amazed we never had a security incident considering there are no cameras and the lock on building entrance is not very secure. Other cons: the units have very little natural light; garbage is only taken out twice per week so the garbage room builds up A LOT; walls are so thin that you hear everything from neighbors; let's just say I do not feel very confident in those stairs; my neighbor was nickel-and-dimed on their security deposit for unfair reasons
