Good but Mgmt won't negotiate or respond
Pros
The building has an elevator, a live-in super (even though he tends to be unresponsive and refuses to help you on weekends, even if there's an emergency which is the point of a live-in super), lots of people are nice, it's very dog friendly, and very safe. Good views looking south from higher floors, but definitely lots of noise from Columbus Ave.
Cons
There was a mouse infestation that neither management nor the live-in super took very seriously. I had to be in constant contact with the super to come and install metal grating around our heaters and I filled other small holes myself with caulk. He had a lax attitude about it. When we talked, he said he'd heard from 7-8 other tenants that they had also seen mice in recent weeks, but he had never done anything about it. Unbelievable. The super isn't helpful on the weekends - if you have an emergency, he'll just say, I'll be there Monday to take a look, which isn't great if there's a plumbing issue on a Saturday night....The latest issue is that management is hiking rents up like crazy. It used to be $100-$150 bucks per year, now it's an additional $400-$600 depending on what apartment you're in. Not sustainable.
Advice to the owners
Don't play chicken with good tenants. They will leave if you refuse to communicate or negotiate a common sense rent increase with them.
