Pros
Great location, good views, nice wood, good looking historic building.
Cons
Incredibly slow turnaround for repairs, which often never happen. The super is overwhelmed, looking after too many properties. It takes months for simple fixes to happen, if they happen at all. Every apartment on the top floor has had water damage for the past 6 months because roof repairs were needed. However, it took active leaks from multiple units for ownership to seek out roofers. It took 2 months for the roofers to come and they still haven’t finished the job. In the meantime, the water damage has worsened. Windows NEED to be replaced. They are dirty (and can’t be cleaned, since they are have double panes) and some don’t close completely.
Advice to the owners
Hire someone to help the super. Replace all the windows.

Pros
Met some nice neighbors, close to A train, near some beautiful parks within walking distance. Nice sized apts, especially when they keep the pre-war details like the detailed wood flooring, moldings and the solid old doors.
Cons
No laundry in walk-up building, little to (now) no maintenance in stairwell, garbage area, and building in general. Lots of mail theft... sometimes allowing in not so great neighbors (partying/loud/theft). Rent is too high for what you're getting. A lot of details are outdated/junky - ugly tiles and countertops, cheap windows, etc... depends on the unit what has been 'updated'
Advice to the owners
Get a regular *capable* and organized person to maintain the hallways - weekly - that are disgusting and haven't been cleaned in months(!?) - and the garbage area that has been loaded with rats and their feces. Replace the windows. Rent is too much for the lack of amenities.
