Building needs A LOT of work and change in ownership

Cons
Dirty, smells, unresponsive super, takes a long time for maintenance tickets to be attended to and completed. Passive aggressive owner. Laundry room always has issues in the sense that two washers and two dryers never work.
Advice to the owners
Sell the building to someone who cares about tenants, cleanliness, and be professional

Pros
• Directly across the street from Metro North and within walking distance of 2. Bus to D and 4. Unlimited parking. • HUGE space. Large bedroom, living room and full-sized kitchen. Multiple massive closets. • Quiet neighborhood. • Irish pub hopping. • Disclaimer: I *lightly* recommend this. It's not stellar, but there are worse places to land.
Cons
• The mortar between the brick on the outside is disintegrating around certain areas of the building. As a result, water pours through and soaks the ceiling and walls when it rains. Prolific mold and soaked ceiling plaster falling. Management has been trolling us for 2 years about fixing it (they won't). • Packages get stolen like crazy. No security cameras or doorman. • Elevators are constantly broken. Usually, one still works, but sometimes both break. At all times, they will both skip/fail to service some floors. Must use stairs to call elevator to next floor above or below. Owner refuses to replace parts to make it normal again. • Lobby smells like garbage.
Advice to the owners
Perform proper maintenance and stop skimping out on repair costs. This building has great potential and its owners fail it.
