Overpriced garbage lofts that WILL leak
Pros
cool neighbors, responsive super, some gem apartments (but very few), nice laundry machines.
Cons
apartments are almost guaranteed to leak from the ceiling. i was able to terminate my 2 year lease early because after a year of leaks from many locations, management finally admitted they had no idea when the leaks would be fixed. i then saw my apartment on the broker's website a week later for $300 more than what i was paying (i told him about the leaks, so slimy) and i know nothing was fixed based on the major updates that management admitted were needed (replacing the massive windows in the unit above me and fixing the brick on the outside of the building). so many tenants are withholding rent because of leaking apartments. you can hear literally EVERYTHING from your neighbors. elevator is out constantly. if you're on the side facing atlantic avenue, it is so loud. the new super is great but i would never recommend living here. everyone i spoke to in the building who aren't grandfathered into low rents are getting their rents raised hundreds of dollars and none of the apartments are getting fixed, literally everyone there has a horror story of living there. oh also, if you pay online, you're subject to 2% electronic fee EVERY MONTH you pay your rent, in addition to the insanely expensive electrical and gas bills. if you do end up living here, get EVERYTHING in writing via email, read up on your tenant rights, and good luck.
Great space, awful management and neighbors. Beware!
Pros
- Great light, huge windows and great space for the price - Elevator - Close to the AC Nostrand train - Nearby grocery store - Laundry
Cons
- Awful property manager who will not return your emails - There are two units on the 3rd floor occupied by squatters. Both of them have a revolving door of sketchy individuals coming in and out constantly. They will put tape on the entrance door to keep it unlocked and there's a homeless smell coming from one of their units. They also steal packages and I've seen the super get into physical fights with them. - If you're on the third floor, be aware that one half of the floor had a fire years ago so there's some 4th floor units with paper thin plywood floors rather than cement. You can literally hear anything and everything coming from the fourth floor, which is disappointing considering the other floors units/floors are cement. - There's a lot of tenants here who don't have traditional 9-5 jobs so they live on their own schedules, so that may mean you have neighbors who are blasting music until 1-2am. Management will not help you with this at all. - There's a lady on the fourth floor who will just scream at the top of her lungs randomly. It's quite frightening. - Each unit individually has it's own water heater so make sure your unit has a good boiler or else your hot water will not last for long. - Elevator is a huge plus...when it's working. It's been out of service for almost a week so if you have accessibility issues, just know that these things do not get resolved quickly.
Advice to the owners
Please reply to emails. Also, not sure what's going on with the squatters but they're very problematic and they've been living in the building for over a year.
