A Great Building & Management Company
Pros
This is a new building that was built properly (and not rushed with cheap installs as so many are in NYC). The rooms are large and well thought out with amenities (large closets, beautiful kitchen, patios, etc). There is a rooftop that is able to be enjoyed privately almost 100% of the time (in 2 years I came across a neighbor only once). It's a pet friendly building with a good gym and responsive management and the on-site super, Joel, is truly the nicest, best guy around. Though I'm relocating outside of the city for work, I will be reaching out to Abeco Mgmt for openings once I return to the city, again.
Cons
There's nothing to report negative with regards to the building and building upkeep. The elevator only broke 2x while I was there in 2 years, and it was because movers were being irresponsible and holding the door for extended periods. We only had water issues 1x and that was because the boiler was swamped in a flash flood.
Advice to the owners
There's one tenant in the building who needs to be evicted yesterday. I know it's not easy but he actually makes the building unsafe (due to his extracurricular habits and lack of regard for anyone else in the building). Otherwise, the place was truly my favorite apartment in 20 years in NYC (and I've lived in a lot of apartments). Also my only suggestion is to have a company come in and really deep-clean the gym. Everything works great in there but it's in need of a deep clean - I used to sweep the floor and disinfect all the equipment with my own products and broom - perhaps adding some disinfectant wipes and a broom so people can manage their own yuck after working out could be considered.
Faux Luxury
Pros
Rooftop, balcony, elevator, garbage chute on each floor, good sized apartments and layouts.
Cons
Paid parking lot that never seems to have availability. Always cold, heat in apartments is practically useless. Washer and dryer hookup only takes very specific washer no dryer. No security cameras works, packages stolen throughout year if not delivered to door. Cars towed without notice if construction is being done by building. The Super rarely answers calls about important things like ceiling leaks or frozen pipes. The Super is rarely helpful or available. The property management company is impossible to reach and ignores all form of contacts for request for repairs. They reach out when rent is due only.
Advice to the owners
Replace your property management company/Super. Fix the amenities you tout to possible future tenants, and Fix security cameras to prevent future legal issues.
