Terrible Landlord
Pros
This building is close to Manhattan and Gantry Park.
Cons
The landlord is the definition of unprofessional. They don’t maintain the building properly and they simply do not care about their tenants. They don’t answer the phone when there are issues, and they take weeks to respond to emails. Basically, they ignored me whenever there were issues, which there were plenty of. Mice, low hot water pressure, a leaking dishwasher, drain flies, a broken toilet, and the absolute worst...no heat. A 311 inspector entered the apartment and verified, during the dead of winter, that the apartment was only 60 degrees. When it comes to pest control, you’re on your own. When we had a mice problem the landlords took forever to respond to my emails and would never answer the phone. When they finally did respond, they claimed that they took action to control the mice problem by placing rat poison on the roof of the building. How on earth is that helping to rid the vermin that are inside my apartment? It isn’t. NYC law states the landlord must provide exterminator services and they did not do this until I emailed them over and over again for a month. Oh yeah and if that isn’t enough to turn you away, the floors are incredibly uneven, there is one outlet in the master bedroom, and the exposed brick is crumbling to the point that you can constantly hear little pebbles hitting the floor. Another frustrating aspect of living here, they wouldn’t cash the rent check until about halfway through the month. So for half a month my checking account was just waiting for them to deposit the check. If you’re going to view this apartment, do yourself a favor and check the angle of the floors in the bedrooms. They’re so awfully uneven that you’re going to laugh at the idea of putting furniture on the floors in those rooms. Good luck living at this location, you’re going to need it.
Advice to the owners
Sell the building and let a real management company manage this property. You have no respect for your tenants and you should be questioning everything you do in terms of your business plan. You are incredibly unprofessional and you should probably take the opportunity to sell the property to the developer who is building the condos next door, while you have it.
